Why the ground matters more here than anywhere
On a Florida waterfront lot the water table is a few feet down and tidally connected, the seawall may be at the end of its life, and the flood elevation sets the entire ground floor. Those conditions decide the program.
Most residential builders subcontract all of it. We self-perform dewatering, support of excavation and deep foundations, which is unusual in residential work and is the reason our programs tend to survive the first month.

That is leadership experience delivered before and alongside this firm — not this company's project history. We write it that way deliberately, because the alternative is a false claim that a lot of construction marketing makes casually.
How we price
A range with the decisions that move it, before a number that pretends to precision. Allowances built from real products with named benchmarks rather than round figures. A stated allowance for concealed conditions on renovation work.
And a straight answer about whether your drawings actually support a fixed price. Frequently they do not, and saying so costs us jobs we would rather not have.

Romco Builders is a licensed Florida general contractor. Trade work requiring separate certification is performed under the appropriate certification. Verify any license with the state before signing anything, with us or anyone else.
